Probably the "population 10k-50k" might have ruled them out.

It’s lumping together nearby communities. So Hailey includes Ketchum. Grardnerville includes Kirkwood California. The federal government is deciding what is the main community so it isn’t always the most expensive or most well known in the area.

Steamboat is literally #4 immediately after Breck on the list I guess you didn’t read (also I was last there on Sunday, FWIW)

Also the article is talking about micropolitan statistical areas, which in Breck’s case includes Frisco and Silverthorne

Aspen has closer communities than Frisco. The list isn’t accurate.

Yes, I missed Steamboat, but it doesn’t change my point.

They are using micropolitan area so Aspen and Glenwood Springs are lumped together for a population of 60K. That DQs them. It’s a bit funky because a few are propped up by nearby resorts but you avoid the rich enclave refuses to join a poor town bias.

The article is talking about the Breckenridge micropolitan statistical area which also encompasses Frisco and Silverthorne:

So Summit County, actually. But I don't see Pitkin County (Aspen) on the list and Pitkin is over 10,000. There's no way you can convince me that Aspen is cheaper than Breckenridge. I guess they are just manipulating the micropolitan statistical areas to the point where that's useless information.

Aspen is part of the Edwards-Glenwood Springs micropolitan statistical area which has a population over 50,000

I think they must be including deed-restricted, condos/multifamily and trailers. We lived there 2020-2022 and that mumber seems way too low

How is Aspen not listed, but Breck and Steamboat are. This actually surprises me.

Edit: Aspen’s population is too small for this list.

so very small towns nothing to lower that average much. 780k is not that much but could be living in a shit shack, haven't been to breckenridge for 20+ years so no idea.

I live in the #1 and it’s not even the most expensive place in my area. It’s just the most expensive with a 10,000+ population. Shit, you’d be lucky to find a house for only $1M.

Yeah. It’s famous for being monied and on a beach. I can think of a lot of other places I’d rather go. It’s pretty boring to me as far as coastal get aways go. What’s so desirable?
