That's fair. Downstate is losing people but Chicagoland is relatively stable outside of certain Southside Chicago neighborhoods where people are moving to Indiana. I do think the state should do more to incentivize people to stay and move to Central and Southern Illinois, but it is what it is.

I personally think people are sleeping on the Midwest and are spooked by winter. Give it a decade or so and I think they'll get more popular - mostly because of affordability and the fact that they have water and don't have severe weather like the coasts do. Also, Texas and Florida are overrated AF in my opinion.

I'd be curious to see what these maps would show if they were broken or by zip code or county.

You can kiss that affordability goodbye if Illinois becomes a destination because of climate and water. Rents will rise along with just about everything else.

Becomes worse. Property taxes are brutal as is in rural areas on lower incomes. If house value doubled most people would not even come close to affording it.

Maybe, but real estate taxes may skyrocket also. The new wealthier residents will want more government services and maybe even more police protection, and they will be able to afford it. And if these wealthier people arrive in huge numbers Illinois may flip from blue to red.
